About Modular Multifamily Construction

Using the modular multifamily construction model, a building is built in modules and shipped in sections from an offsite location. Each module is fully built to contain all interior components, features, and finishes. The completed modules are delivered to the project site, where the foundation was laid during on-site construction. The modules are craned into place on the foundation, and on-site crews stitch them together and make MEP and structural connections to finish the building.

By consolidating construction offsite, the components of a multifamily development can be built quickly and proficiently, resulting in energy-efficient, modern, and affordable residences. This building model signals an innovative, affordable approach to addressing the housing crisis.

West Holden Place

In June 2025, Farrington Construction Management completed West Holden Place, the largest high density multifamily modular construction housing project in the city of Denver. Located in Denver’s Sun Valley neighborhood, West Holden Place is a six-story, 77-unit development that offers attainable rental housing for households earning 80–120% AMI. The development features 1- and 2-bedroom units ranging from 500–1,000 square feet. The building was developed and designed by Adam Berger Development, a leader and visionary in the modular space in Colorado.

Benefits of Modular Construction

Benefits of Modular
Construction

The efficiency in modular multifamily construction comes from both design and
manufacturing. Employing the modular construction method reduces costs for
high density modular multifamily by 15-20% and reduces build times by 40%.

Additionally, the modular construction process creates true partnerships between the developer, design staff, subcontractors, and GCs.
